According to family legend, Jim Ferkinhoff started East Side Glass Company on March 22nd, 1953, the same day his son Dave was born. The business has installed glass in many storefronts along St. Germain Street, including some of the city’s most iconic buildings like US Bank, the St. Cloud Police Department, the River’s Edge Convention Center and the food court at Crossroads Center mall. Siblings Luke Ferkinhoff, Laura Hutt and Andy Ferkinhoff are third-generation owners. Each has their role, with Luke serving as president, Andy as the chief operating officer, and Laura as chief financial officer. About $31B of CMBS loans backed by hotels are set to mature by 2024—roughly 30% of the total of nearly $102B in securitized hotel loans in the US—and some hotels that rely on business travel and conferences are facing a reckoning as lenders demand more capital from them to refinance—or tell them not to come back at all. Many hotel loans are floating-rate packages with three-year terms, giving hotel owners more exposure to interest-rate hikes, with a constant need to refinance their debt. Hotels in business districts that cater to business travelers and conference attendees are struggling to refinance loans on properties that have seen values plunge during the pandemic. Unlike their counterparts geared to resurgent leisure travel and tourism, business-oriented hotels still are suffering from depressed occupancy levels as the rise of remote work shapes a new paradigm with less business travel. As technology companies continue to shed space and jobs across the U.S., Walmart Inc. has seized an opportunity to join the innovation district at Midtown’s Tech Square. The retail giant is taking a chunk of space at the Coda building for its Atlanta tech hub. Walmart (NYSE: WMT) has subleased nearly 21,000 square feet from San Francisco software company Autodesk, according to research from commercial real estate services firm Cushman & Wakefield . By subleasing, companies can find space in attractive buildings at a discount to direct rents. Autodesk had two floors at Coda, occupying the 15th and 16th levels, according to a source familiar with the lease. Walmart is taking one of those floors and is beginning to move into the space. The deal was completed in November, says the Cushman & Wakefield report. A Walmart spokesperson confirmed Coda as the location for its “Global Tech Atlanta Hub.” The company declined to say how many people will work from the tower.
