Top 10 Opportunity Zones with Lowest Median Home Prices

ATTOM’s newly released Q4 2022 Opportunity Zones Report found that median single-family home and condo prices decreased from Q3 to Q4 2022 in 56 percent of qualified zones around the country, and went down at least 5 percent in almost half. The report noted those declines closely paralleled drops in neighborhoods outside the zones as prices fell across the broader U.S. housing market during the second half of 2022, following a decade of almost continuous growth. According to ATTOM’s latest opportunity zones report, some signs emerged during the fourth quarter, however, revealing that designated zones targeted for redevelopment, were withstanding the national market retreat better than other neighborhoods. The report mentioned this happened just as they outperformed nationwide increases by some measures during the boom period. The report also noted that larger portions of opportunity zones saw typical values rise by at least 10 percent both quarterly and annually compared to the rest of the nation during the last few months of 2022. The report found that typical home values in opportunity zones remained well below those in most other neighborhoods around the nation in Q4 2022, as median prices fell beneath the nationwide figure of $321,500 in 79 […]

Accelerating the innovation cycle requires identification of key gaps that need to be overcome at the early stages of basic research so these innovations can enter […]

Industrial Logistics Properties: Potential High Risk/Reward Opportunity For Contrarian Investor

Industrial Logistics Properties: Potential High Risk/Reward Opportunity For Contrarian Investor

Written by Summary ILPT is trading at a very deep discount to its peers, due to various reasons, including the bad reputation of the company’s external manager. The company is very leveraged but tries to keep financing costs down by securing interest rate caps. I believe that the high debt issue will be tackled by a combination of asset sales and share offerings. The external management deal has clauses that link the manager’s remuneration directly to market cap, in a positive manner. Thus, a speculative investment in ILPT could make sense, at least until the P/FFO gap closes by 200 bp. gremlin It is no secret to people that have been investing for more than 15 years that the stock exchange is full of stories of greed and conflict of interest. Future readers should specifically read the story of Industrial Logistics Properties Trust (NASDAQ: ILPT ). It is a story of a high quality industrial REIT that is caught in the storm due to an unwise decision: The decision to get severely leveraged. And when a banker knocks on your door, the first thing to do is to slice your dividend. A few months ago, I had written an […]

Is There An Opportunity With UP Global Sourcing Holdings plc’s (LON:UPGS) 35% Undervaluation?

Source: Shutterstock Does the February share price for UP Global Sourcing Holdings plc ( LON:UPGS ) reflect what it’s really worth? Today, we will estimate the stock’s intrinsic value by taking the forecast future cash flows of the company and discounting them back to today’s value. Our analysis will employ the Discounted Cash Flow (DCF) model. Don’t get put off by the jargon, the math behind it is actually quite straightforward. We generally believe that a company’s value is the present value of all of the cash it will generate in the future. However, a DCF is just one valuation metric among many, and it is not without flaws. For those who are keen learners of equity analysis, the Simply Wall St analysis model here may be something of interest to you. Crunching The Numbers We are going to use a two-stage DCF model, which, as the name states, takes into account two stages of growth. The first stage is generally a higher growth period which levels off heading towards the terminal value, captured in the second ‘steady growth’ period. In the first stage we need to estimate the cash flows to the business over the next ten years. […]

Digital transformation of UTA’s parking lots

Digital transformation of UTA’s parking lots

Sharareh (Sherri) Kermanshachi Sharareh (Sherri) Kermanshachi, a University of Texas at Arlington associate professor of civil engineering, has partnered with Modii (formerly known as Spot Parking), the UTA Department of Parking and Transportation Services and the North Central Texas Council of Governments and secured a $500,148 two-year grant to develop and evaluate a digital map for UTA parking lots that will allow motorists to electronically access available parking spaces. The team will use accumulated UTA data to digitally transform parking management across the campus and evaluate the effectiveness of the new system. This project will provide immediate benefits to the campus by enhancing sustainability practices because motorists will use less fuel and increase efficiency of existing parking assets on campus. The project also will seek to improve users’ experiences and establish an artificial intelligence-based system to predict future demand. “Parking has become a major challenge for campuses across the country,” Kermanshachi said. “The search for parking spaces leads to a daily waste of time and gas and more emissions by students, faculty, staff and visitors.” Kermanshachi also is the director of the Resilient Infrastructures and Sustainable Environment Lab, assistant director of research initiatives in the College of Engineering, and […]

The report includes an in-depth analysis of research combined with practice experience and identifies consideration for the industry given multiple intersecting challenges in the year ahead. One trend that will continue to carry importance for health care leaders is the need for a digital transformation. Digital transformation is fundamental to changes in the health care business and care delivery model. According to a recent survey by Black Book Market Research, 94% of chief financial officers and senior leaders stated that such efforts will be at the forefront of […]
